A roof is the one assembly on your home where a small defect turns into a structural problem. We start every roofing project with a documented inspection of the deck, flashing, penetrations, and ventilation, then give you a written scope that states exactly what is being removed, what is being installed, and what is being left in place. We install to manufacturer specification so the material warranty stays intact, and we photograph the work as it progresses so you can see what went in underneath the shingles.

Why roofs fail early in South Carolina

Almost every premature roof failure we open up in the Upstate traces back to one of four things, and none of them are the shingle brand. Heat, humidity, and UV in this state punish an asphalt roof harder than the same product sees in the Midwest, so the assembly underneath the shingles is what determines whether you get 15 years or 25.

What We Find Most Often

Reused flashing

Chimney, skylight, and wall flashing get bedded in fresh sealant instead of replaced. Sealant is a wear item measured in years. The roof above it is measured in decades, so the leak arrives around year four.

No intake ventilation

Ridge vent gets added while soffit vents stay blocked by insulation. With no intake air the attic superheats and the shingles cook from the underside, which can take five years off the roof.

Decking left in place

Soft or delaminated sheathing gets covered rather than replaced because it was not in the quote. Fasteners lose their hold and the roof begins to fail in patches.

Missing kick-out flashing

Where a roof plane meets a wall, a small diverter has to send water into the gutter. It is routinely omitted, and it is the most common cause of the hidden wall rot we find during siding work.

Every stage is documented. You are never guessing what happened on a day you were not home.

Documented inspection

We photograph the roof surface, the flashing at every penetration, and the underside of the decking from inside the attic. You receive the photographs whether or not you hire us.

Written scope and fixed pricing

Quantities, manufacturer, product line, layer count, and a stated per-sheet price for decking replacement. Exclusions are listed explicitly so nothing arrives as a surprise.

Property protection and staging

Materials are staged before the crew mobilizes so the job does not stall halfway through. Landscaping and hardscape are covered, and magnetic sweeps run daily rather than only at the end.

Tear-off and deck inspection

The roof is stripped to bare decking in sections. Every compromised sheet is identified and replaced, and we photograph the deck before anything covers it again.

Dry-in and detail work

Ice and water shield at valleys and penetrations, synthetic underlayment across the field, new flashing at every transition, and drip edge over the underlayment at the eave.

Install to manufacturer specification

Correct nail count and placement, correct exposure, and ventilation corrected as part of the scope. This is what keeps the material warranty enforceable.

Final walkthrough and documentation

We walk the property with you, hand over the photo record and warranty paperwork, and register the manufacturer warranty on your behalf.

There is no single right answer. The correct system depends on how long you intend to stay, the pitch of your roof, and whether solar is in the plan.

Architectural asphalt shingle

The default for most Upstate homes. Better wind rating and a meaningfully longer life than 3-tab for a modest cost difference. Realistic service life here is 22 to 30 years.

3-tab asphalt shingle

Lowest cost per square. We install it when a budget genuinely requires it or on outbuildings, and we will tell you plainly that the life difference is real.

Standing seam metal

Concealed fasteners, 40 to 50 year service life, and the best pairing with solar because the array and roof share a lifespan. Roughly two to three times the cost of asphalt.

Lower cost than standing seam with a shorter life, because the gasketed fasteners are the wear point and need attention over time.

What determines the price of your roof

Two houses on the same street can price very differently. These are the variables that move the number, and any roofing quote worth considering should account for all of them in writing.

Measured roof area, not house square footage

Roofing is priced by the actual surface area of the roof planes, which is always larger than the floor area of the house. A quote produced without a measurement is a guess.

Pitch and walkability

Steep roofs require staging, harnesses, and slower work. The same shingle on a steep roof costs meaningfully more to install safely than on a walkable one.

Number of existing layers

Tearing off two layers doubles disposal weight and labor. This is one of the most common items left off a low quote and added later.

Decking condition underneath

Nobody knows how much sheathing is bad until the roof is open. What matters is that your scope states a per-sheet price up front, so there is no negotiation while your house is exposed.

Penetrations and transitions

Chimneys, skylights, dormers, and wall intersections each require new flashing. A simple gable roof and a complex roof of the same area are not comparable jobs.

Material and system choice

Asphalt shingle, standing seam metal, and low-slope membrane occupy genuinely different price tiers with different service lives. We lay the tradeoff out before you choose.

Ventilation correction

If intake ventilation is blocked, correcting it is part of protecting the new roof rather than an upsell. It is priced as a line item so you can see exactly what it costs.

Your written scope carries a fixed line-item price. If something is not on the scope, it is not in the price, and we tell you that before you sign.

How long will my roof be exposed during the work?

We tear off in sections and dry in the same day, so the roof is never left open overnight. During storm season we start early and keep the exposed area small enough to close up ahead of an afternoon thunderstorm.

Will you work with my insurance company?

We document damage thoroughly with photographs and a written report you can hand directly to your adjuster, and we will meet the adjuster on site. We do not promise a claim will be approved, because that is the carrier's decision, and we do not offer to cover deductibles.

Can you just repair it instead of replacing it?

Often, yes, and we will quote the repair. On a roof under 15 years old with isolated damage, a targeted repair is frequently the right financial decision. We will tell you when a repair is throwing money at a roof that needs replacing.

What happens if you find bad decking?

The per-sheet price is stated in your scope before work begins, so there is no negotiation while your roof is open. We photograph every sheet we replace so you can see what you paid for.
