Windows

Replacement, glass upgrades, flashing

What we do and how

A window is only as good as the hole it sits in.

Most drafty, leaking, and fogged windows we look at were decent units installed badly. We open the opening up, repair the rot we find before covering it, set a sloped sill pan, shim the unit square, and flash from the bottom up. Then we tell you the U-factor and SHGC of what we installed rather than just handing you a brand name.

Included in scope
  • Full-frame and insert replacement windows
  • Double-hung, casement, slider, and picture units
  • Vinyl, fiberglass, and aluminum-clad wood frames
  • Low-E and double or triple pane glass upgrades
  • Sill pan and flashing tape installation
  • Rotted sill and jamb repair before install

A replacement window works when its opening manages water first.

The unit, sill pan, flashing tape, drainage plane, insulation, and exterior trim operate as one opening. If the water path behind the cladding is wrong, an expensive window alone cannot correct it.

The window system

The opening is one water, air, and glass-performance system.

01

Opening condition

We inspect the sill, jambs, framing, sheathing, and the condition behind the visible trim before a new unit covers the opening.

02

Water management

A sloped sill pan and bottom-up flashing sequence direct incidental water back to the exterior instead of into the wall.

03

Unit placement

The unit is set level, plumb, square, shimmed at the right points, and insulated without distorting the frame.

04

Glass performance

We match glass, coatings, and frame options to the opening, orientation, comfort goal, U-factor, and solar heat gain needs.

How a window project runs

Clear before the opening is covered.

01

Assessment

We inspect draft, leak, fogging, operation, opening condition, visible water paths, and the performance concern you are trying to solve.

02

Written scope

You see which units, glass, opening repairs, flashing details, trim, and related work are included before ordering starts.

03

Execution

Protection, removal, rot repair, sill-pan installation, flashing, unit setting, insulation, trim, and cleanup are sequenced before work begins.

04

Closeout

We verify operation, review the work with you, and provide relevant window and warranty documentation clearly.

Window options and upgrades

The unit follows the opening and the performance goal.

Vinyl frames

A practical replacement choice when the opening, sill, flashing, glass package, and installation details are handled correctly.

Fiberglass frames

A durable option where frame strength, stability, finish, and glass performance support the project goals.

Clad wood

Aluminum-clad wood combines an interior wood appearance with an exterior protective cladding system when the opening is prepared properly.

Glass packages

Low-E coatings, insulated glass, and double or triple panes are selected around exposure, comfort, glare, solar gain, and energy performance.

What determines the price of window work

The number follows the opening.

A written window scope is built around the work the actual openings require. Unit count is only one part of the job.

  • Window size, type, floor level, and access
  • Insert versus full-frame replacement approach
  • Sill, jamb, framing, sheathing, and rot repair
  • Sill-pan, flashing, drainage-plane, trim, and exterior cladding details
  • Frame material, operation style, grid pattern, and finish
  • Glass package, U-factor, SHGC, and performance requirements
What is included, and what is not

Scope boundaries are part of the work.

Included when required

  • Documented sill, jamb, framing, or sheathing repair found during the assessment or included as a defined contingency
  • Water-management details identified in the written scope
  • Jobsite protection, cleanup, and material handling stated in the proposal
  • Photographs of relevant opening details before they are covered

Needs a written decision

  • Conditions hidden until trim, cladding, or an existing unit is removed
  • Related siding, roofing, gutter, electrical, or structural work outside the stated window scope
  • Material, glass, grid, color, or design changes requested after the scope is accepted
  • Separate work that does not belong to the window opening assembly
Window questions

Get answers before you decide.

Should I use an insert window or full-frame replacement?

The right approach depends on the existing frame, sill, jambs, rot, water path, desired glass area, trim, and the condition found when the opening is assessed.

Can you repair rot around a window before replacement?

Yes. We document the visible and accessible conditions, then identify the repair path when framing, sill, jamb, sheathing, or trim needs correction before a new unit goes in.

Why do new windows still feel drafty?

Drafts can come from the unit, sash, glass, installation gap, insulation, air sealing, trim, or the opening behind the visible finish. The assessment separates those conditions.

Can I get an exact price without an inspection?

An exact scope needs the openings, access, unit type, frame condition, water paths, glass choices, and any concealed conditions to be evaluated.
